General Terms and Conditions (effective from January 1, 2026)
Parties
Villa Roccollina — holiday home Torino, the rooms Alba, Asti and Barolo, and the studios Cuneo and Acqui Terme — including the accompanying inventory, is offered for rent by ARTWING SRLS (hereinafter: the Landlord) to the tenant. The agreement is concluded by acceptance of the offer by the tenant, of which these general terms and conditions form an integral part. Italian law applies to the agreement.
Rent and Lease
To confirm the reservation, the landlord sends an email (directly from www.villaroccollina.com or via the booking platform) as formal acceptance. The reservation is definitive after payment of 50% of the price; the remaining amount (including the security deposit for the villa and holiday home) must be paid no later than 30 days before the arrival date. If booked within 30 days of arrival, the full rental amount (including additional costs) must be paid upon reservation. Only then is the reservation definitive. It is not permitted to sublet or make the stay available to third parties in whole or in part.
Payment Terms
50% of the price must be paid directly upon reservation. The remainder must be in the landlord's possession no later than 30 days before the start date of the rental period. If the tenant does not pay the outstanding amount within five calendar days after receiving a reminder, the rental agreement is deemed canceled; the cancellation terms under point 4 remain unaffected. If the agreement is concluded within 30 days of arrival, the full rental amount (including additional costs) must be paid upon reservation.
Cancellation Terms
The tenant always cancels in writing via info@villaroccollina.com. The following cancellation fees apply:
– Cancellation up to 12 weeks before the start of the rental period: 25% of the rental amount.
– Cancellation from 12 to 4 weeks before the start: 50% of the rental amount.
– Cancellation within 4 weeks before the start: 100% of the rental amount.
The landlord has the right to re-offer the accommodation for rent. If the tenant does not use the accommodation or leaves it before the end of the rental period, no refund will be made. The tenant takes out a cancellation and/or travel insurance themselves. If the landlord has to cancel the reservation due to circumstances such as force majeure, the amount already paid (rental amount and additional costs) will be refunded promptly to the tenant's account.
Rental Period
The rental period starts at 4:00 p.m. on the day of arrival and ends no later than 11:00 a.m. on the day of departure.
Purpose and Use
The maximum number of allowed persons may not be exceeded (Villa: max. 17 adults + 3 children; Holiday Home Torino: max. 4 persons). Pets are not allowed. Smoking is not permitted inside the house, on the villa's terrace, and in or around the pool. The use of the pool and the grounds is at your own risk. The tenant reports defects or breakdowns to the landlord immediately; the landlord will arrange for repairs or replacements as soon as possible.
Liability
The landlord is not liable for accidents within the accommodation and on the premises, including in and around the pool, nor for loss or theft of valuable items or damage to parked cars. The landlord is not liable for damage caused by natural disasters, force majeure, strikes, riots, or accidents. If the landlord is liable for loss of rental enjoyment, the compensation shall be limited to once the rental amount, pro rata the loss. There is no right to a refund in case of force majeure.
Obligations of the Landlord
The landlord provides the accommodation in good condition and complete with inventory during the rental period.
Obligations of the Tenant
The tenant takes care of the accommodation and infrastructure as a prudent and reasonable person and returns it on time and in the same condition as at the beginning. If damage is caused by the tenant or fellow travelers, the costs (based on the inventory on site) will be deducted from the security deposit; in case of more extensive damage, the tenant will receive an invoice (based on expertise). The tenant behaves in such a way that it does not cause nuisance to the surroundings and adheres to the house rules. The landlord reserves the right to inspect the stay if there is a reasonable suspicion of careless use.
Release of Security Deposit (for rental of holiday home/villa)
After inspection, the security deposit will be refunded within 5 working days.
Responsibility
The landlord is not responsible for: a temporary defect or breakdown of equipment or the electrical installation outside his responsibility; loss, damage, or injury due to bad weather, riots, war, strikes, or other matters beyond his control; and loss, damage, or inconvenience if the accommodation is destroyed or damaged before the start of the rental period. In the latter case, the landlord will inform the tenant within seven days and refund all amounts paid for the rental period.
Complaints
The landlord aims for satisfied tenants and considers it part of the agreement to have the opportunity to resolve any complaints. Therefore, contact the landlord immediately in case of a complaint, so that it can be resolved during the stay. Complaints reported only after departure, without offering an opportunity for resolution during the stay, cannot be accepted.
Agreement
By paying the deposit, the tenant agrees to these general terms and conditions and provisions.
